About Treadmark
Treadmark's goal is to build a portfolio of good quality properties for long term growth. The partnership is a real estate investment with all triple net leases and low leverage. This allows Treadmark to pay a yearly distribution (paid monthly) to investors and allows the mortgages to be paid down. We continue to look for more investment opportunities.
The partnership currently has 30 properties with a combined appraised value of just over $49,000,000.
The Tenant
Fountain Tire is a privately owned company whose shareholders are Management (51%) and Goodyear Canada (49%). Individual stores within the Fountain Tire network are typically owned 50% by Fountain Tire and 50% by the local manager, with all financial services provided by Fountain Tire. Fountain Tire and Goodyear have adopted a strategy where real estate holdings are not their preferred use of capital and as a result certain commercial properties are available for purchase with a long-term lease commitment from the tenant. These properties include a mix of urban and rural locations primarily in Western Canada.
Leases for property owned by the Partnership are with Fountain Tire and as such if the tire
and automotive maintenance business throughout western Canada were to suffer the Partnership would have concentrated risk. The Board views this risk to be mitigated by the longevity of the Fountain Tire business (since 1956).
